Carlow Southeast Technological University is open from 8am until 10pm Monday – Friday and also open 9am – 5pm on Saturdays during term.  There will be a fulltime Site Manager to manage the portering service on site and there must be a minimum of two porters on duty at all times when the Institute is open, and one porter dedicated to the grounds. The role of the Site Manager should include the following tasks spread over a 40-hour week. Key responsibilities: ·        To take overall responsibility of the site. ( Ensure that the day-to-day operations of each contract are being managed including cleaning services and grounds maintenance ). ·        The Site Manager will cover duties from 8am to 5pm, Monday to Friday. This will primarily be helpdesk duties on behalf of the Estates Department. ·        The Site Manager shall submit all time and attendance information to the Estates Department on a weekly basis. ·        The Site Manger will liaise with all departments on a weekly basis regarding upcoming events in the Institute. ·        Coach and develop employees. ·        Schedule and assign specific duties/roles to porters and also ensure that they are carried out in a professional manner. ·        The Site Manager is to liaise with all departments on a weekly basis regarding their requirements for upcoming special events in the Institute. ·        The Site Manager is to keep a log of all fire alarm activations including the cause and the action taken. Daily reports of these activations / issues are to be issued to the Assistant Estates Manager.  ·        The Site Manager is to keep a log of any intruder alarm issues reported and issue daily reports of these issues to Estates Department. ·        Provide H&S forms and permits to staff and contractors. ·        Responsible for maintaining quality and facility management contract KPIs. (Ensure that the specification is being adhered to on site. Quality also includes hygiene audits, quality audits, monitoring staff attendance and punctuality, checking and managing equipment and materials ). ·        To ensure that all equipment is fit for purpose in advance of all shifts. ( Ensure that chemicals and cleaning materials are provided as required and are handled and stored safely in accordance with data sheet specifications and that all staff are trained properly in their use and utilisation ). ·        To note holiday requests or other leave requests and ensure adequate cover is in place. ·        Liaise with Estates Manager and Area Manager on a daily basis. The Site Manager is to keep a log of all maintenance issues reported by both contract and ITC staff and issue daily reports of these issues to the Estates Department. Experience requires: ·        3 to 5 years People management (10 to 20 people) including grounds workers and cleaning supervisor. ·        Facilities and cleaning management experience ·        Good health and safety management experience ·        Grounds/sports arena maintenance knowledge ·        Good presentation skills and presenting to clients monthly. ·        Experience and knowledge of IT processes/Outlook/Excel /Timegate payroll software. ·        Roster management and payroll control ·        Managing budgets, P&L accounts. ·        Recruiting and onboarding experience Can demonstrate: ·        Great Leadership skills ·        Motivating the team ·        Encourage training and development. ·        Succession management within the team
