Key Responsibilities External Maintenance 1. To carry out general repair works externally to housing stock as required. External repairs include (but are not limited to): • Carrying out external work to include ground works, concrete repairs and installation, flagging and garden maintenance. • Erection and repair of fences and gates. • Excavating and laying pipes, clearing of blockages and repairs to foul and storm water drainage systems and power washing. • Gutter, down pipe and soil pipe repairs. • Minor Roof/patch repairs. • Assisting with erecting scaffolding. • General handyman duties and any similar duties to above.

Internal Maintenance 2. To carry out internal repair works to housing stock as required. Internal repair works include (but are not limited to): • Minor plastering repairs to include boarding. • Minor plumbing, joinery and painting work. • Fitting of level access shower trays and drainage. • Levelling compound to floor & concrete floor repairs. • Floor / wall tiling and non-slip flooring in small areas. • Carrying out house clear outs. • General handyman duties and any similar duties to above.

Customer Service 3. To provide a quality customer service and maintain a good customer relationship on behalf of the NIHE. 4. To liaise with customers to arrange appointments, access arrangements, discuss work required etc. 5. To undertake the duties in such a way as to enhance and protect the reputation and public profile of the Housing Executive. Performance and Reporting 7. To ensure accurate and timely completion of all job information by both paperwork and electronic means (including use of PDAs and mobile devices) as required and pass this on to supervisor within agreed time-scales. 8. To work effectively to measure output and ensure delivery within expected timescales. 9. To review working practices to identify and highlight potential opportunities for continuous improvement to Supervisors.

Health and Safety 10. To ensure that all work is performed in accordance with the requirements of Health and Safety and any other relevant legislation. 11. To exercise proper care in the handling, operating and safeguarding of tools, equipment, vehicles or appliances in the operation of general duties. 12. If required, be responsible, under supervision, for the safe use, storage, handling and recording of chemicals according to COSSH procedures. 13. To follow safe systems of work and risk assessments, attending toolbox talks and health and safety courses as required. 14. To use and maintain equipment such as lone working devices, mobile communications and logging systems. 15. To wear and take care of designated PPE provided 16. To report accidents/incidents and near misses.

General Duties 17. To carry out and complete all work to a high quality and in a competent and timely manner and leave the property in a clean and tidy condition. 18. To collaborate with other staff / sub-contractors etc. as necessary to ensure the timely completion of works within agreed operational targets. 19. To oversee, monitor and guide any apprentices, as required. 20. To attend meetings, training sessions as required, including participating in training with a view to carrying out work outside of normal trade duties, where required. 21. To undertake any other duties appropriate to the post’s objectives as required by management.

The successful applicant may also be required to provide an emergency call out service, at night and weekends, on a rota basis. The above duties reflect the main elements associated with this position and are not intended to be exhaustive. Experience and Qualifications Essential Criteria Applicants must provide evidence by the closing date for application that they meet the following essential criteria: 1. 2 years relevant experience in a similar role, providing a range of general house maintenance services (Internal and External). 2. Can demonstrate (To be assessed at Interview): • Excellent communication skills • Ability to work accurately to deadlines • Strong customer orientation • Excellent attention to detail Candidates may also be assessed against the Individual section of the Housing Executive’s Behavioural Framework. 3. A full current driving licence which includes B1 or willing to obtain within 3 months of commencement.

Desirable Criteria 1. A full current driving licence which includes C1 category or willing to achieve within 1 year. 2. Have current plant cards in relation to Mini Excavator, Dumper.

Salary: £23,500 - £24,702 per year
