Position Summary

The Maintenance Manager is responsible for the overall upkeep, safety, functionality, and appearance of the hotel’s facilities. This role ensures all guest rooms, public areas, back-of-house spaces, and external grounds meet 4-star quality standards at all times.

The successful candidate will take a proactive, preventative approach to maintenance while leading a small team and working closely with housekeeping and management.

Key Responsibilities

1. Property & Facilities Management

  • Oversee maintenance of guest rooms, public areas, restaurant/bar areas, spa/leisure facilities and exterior grounds.
  • Ensure all plant and equipment operate efficiently (HVAC, boilers, lifts, plumbing, electrical systems).
  • Maintain 4-star presentation standards throughout the property.
  • Conduct daily walk-through inspections of the premises.

2. Preventative Maintenance

  • Develop and implement a preventative maintenance schedule.
  • Ensure routine servicing of all mechanical, electrical, and safety systems.
  • Minimise downtime through proactive planning and timely repairs.

3. Health, Safety & Compliance

  • Ensure full compliance with local health & safety regulations and fire safety legislation.
  • Maintain accurate maintenance logs, safety records, and inspection reports.
  • Liaise with external contractors and regulatory inspectors as required.
  • Ensure safe working practices within the department.

4. Team Leadership

  • Supervise and support maintenance staff.
  • Coordinate daily tasks and emergency repairs.
  • Provide training and promote a culture of accountability and pride in workmanship.

5. Budget & Cost Control

  • Manage maintenance budgets and control expenditure.
  • Source competitive quotes from suppliers and contractors.
  • Monitor energy usage and implement cost-saving initiatives.

6. Guest Experience

  • Respond promptly and professionally to guest maintenance requests.
  • Work closely with Front Office and Housekeeping to ensure rooms are guest-ready at all times.
  • Minimise disruption to guests during repairs or improvement works.

Skills & Experience

Essential:

  • Proven experience in hotel or hospitality maintenance
  • Strong knowledge of plumbing, electrical systems, HVAC, and general building maintenance.
  • Good understanding of health & safety regulations.
  • Hands-on, practical problem-solving skills.
  • Strong organisational and communication skills.

Desirable:

  • Relevant technical qualification (electrical, mechanical, facilities management).
  • Experience in a 4-star or boutique hotel environment.
  • Previous supervisory or management experience.
