Position Summary: The Property Development Coordinator works as part of the development team to further the expansion of Tuath via new business opportunities. They attract, appraise and secure new development opportunities to increase Tuath’s housing supply and ensure that each potential project is financially viable and offers value for money. Qualifications: · Suitable candidates will have a relevant third level qualification in Real estate, Property Management or other related discipline. · Own vehicle and full clean driving license required. · Good understanding of MS Office. You will: · Identify and negotiate new business opportunities, and ensure they are commercially viable. These new business opportunities should include social, cost / affordable rental and private rental options. · Assist the Development Manager and Director in the preparation of tender submissions for new business. · Establish and maintain strong relationships with external stakeholders to further the expansion of the Association via new business opportunities. · Operate with good commercial and financial acumen and be both creative and responsive in the delivery of new business. · Negotiate, liaise and communicate effectively with all potential clients. Consult with local residents, tenants and councillors with regard to new schemes. · Analyse the need for housing provision in partnership with housing colleagues and relevant Local Authorities and prepare project appraisals to include surveys, briefs, valuations, economic investment appraisals, business cases etc. · Assist in the delivery of the Development Programme for Tuath Housing within agreed timescales and ensure all project files comply fully with the Voluntary Regulation Code · Liaise with the Finance team regarding development opportunities to determine their financial feasibility Requirements: · At least 2 years’ experience in a similar working environment. · Experience of development, construction, negotiation, and property acquisitions. · Understanding of and experience of working with partners and relationship management. · Excellent communication, interpersonal and relationship-building skills. · Ability to work effectively as part of a team and independently. · Good organisational and time-management skills. · To participate on forums/working groups/committees as required. · Promote a culture which is supportive of excellent service delivery and meets Tuath Housing’s vision, mission, and values. JOB SUMMARY: The Project Manager will work with design teams and contractors to project manage the schemes in the pipeline, overseeing the contract administration, secure project funding and ensuring tight cost controls are adhered to, monitor project risks and report progress to the line manager and all stakeholders. The Project Manager will work on new build opportunities, Design and Build and Modern Methods of Construction projects. They will assist in the appraisal of new opportunities to increase housing supply and work closely with the Local Authorities and the Department of Housing, Local Government & Heritage (DHLGH) to deliver new social housing, Cost Rental and Affordable Housing and ensure that each potential project is financially viable and offers value for money. They will assist the Development Manager and Director of Development on procurement and tendering processing, line manage junior staff, assist with the training of new team members and co- ordinate information between departments for KPIs etc. The Project Manager will work with the Development Manager to populate new procedures and policies and maintain same. Position Summary: The Health & Safety Coordinator is responsible for promoting a positive health and safety culture within Tuath Housing. They will create policies and procedures which help maintain a safe work environment for company employees and will deliver occupational health and safety training to staff. The Successful Candidate Will: · Develop, maintain and monitor work processes, policies and procedures to identify unsafe practices or breach of safety regulations.  · Monitor and assess situations that develop in the workplace and assess the safety of internal and external stakeholders. · Conduct office and equipment inspection to ensure they are correctly installed and operational. · Create all safety documentation with assistance from the Corporate Services department in developing safety plans, office audits and safety training. · Facilitate and schedule repairs of unsafe or damaged equipment. · Organize and carry-out internal health and safety training to educate staff on necessary safety principles and procedures. · Carry out investigations to identify the root cause of an incident or other unsafe conditions on a work site. · Oversee the placement and setup of safety signs to warn of potential hazards. · Prepare and present reports of safety operations to Senior Management as required and prepare presentations as required for both internal and external use. · Collaborate with external bodies and investigators to address cases of workplace accidents. · Offer recommendations on safety topics such as proper waste disposal, fire regulations, and noise. · Conduct risk assessments to identify work areas with high risk of operational hazard. · Oversee company waste disposal methods to ensure they comply with safe disposal procedures. · Review Tuath’s operational processes to ensure they are in line with external safety legislations. · Attend occupational safety and health trainings as required.
